What Every New Jersey Real Estate Investor Should Know

Ok, so you want to be a New Jersey real estate investor! Well, there’s a right way and a wrong way to do it. I want to share some things with you to help you to do it right. As I buy and sell houses in New Jersey I see so many so called real estate investors doing it wrong. Doing real estate the wrong way can cost you deals. Even worse, it can cost you money. Even worse yet, it can cost you your life savings, your house, your vehicles, friends, and family. So take this opportunity to learn the basics of real estate investing and don’t violate the rules. So many real estate investors don’t take the time to learn the basics and try to wing it. Or, they break the rules because they’re desperate to do another deal and end up in financial trouble. Ok, enough about the rules and consequences for doing it wrong, let’s get into what happens when you do it right.



Let’s start by saying that there are so many ways to make money in real estate today. Some of the techniques we will discuss can be very exciting and the paydays can be very big and very quick. Real estate should be treated like a business and could be your business. The great thing about starting a real estate business is there are so many ways to do it with little or no money of your own! We are going to discuss many ways to buy and sell, don’t buy, but sell, and buy and hold strategies. Some strategies are meant to create income. Everyone needs income to buy food, pay for shelter, pay other bills, take vacations, and grow the business. Other strategies are meant to be wealth accumulation or what I refer to as a constant flow of income whether you work the business or not.



In part 2 of this article, we will dive into flipping houses for income. We will go over how to find good deals in New Jersey, how to estimate the repairs using New Jersey contractors, how to figure the real numbers for the overall deal, where to get the money to do the deal, rehabbing a house, and how to exit the deal and get PAID!!
